Foreclosed mobile home parks falling into disrepair
CLARK COUNTY, Ohio -- Some area mobile home parks currently in foreclosure are deteriorating even more, according to some residents.
The parks - Dal-Mar, 1630 Baker Road; Rose Garden, 2744 Upper Valley Pike; and Happy Valley, 1750 Baker Road - are all owned by Happy Valley Mobile Home Park LLC.
Wells Fargo Bank says the company owes the bank more than $3.5 million plus other costs and attorney fees.
Dayton-based Towne Properties, which was appointed receiver April 10, isn't accessible and doesn't keep the parks well-maintained, which can have an effect on potential buyers, said Diana Taylor, a 10-year resident of Rose Garden.
"We're concerned about the condition of the parks," Taylor said.
Vacant mobile homes are unkempt, debris is strewn about all three properties and the parks are being overrun with stray animals, she said.
Conditions are getting so bad that Taylor has investigated the possibility of withholding rent to put into an escrow account, Taylor said.
